Extra person charge is $20 per night

Rates do not include 10% Government Consumption Tax and $3 per room per night energy surcharge. Villa energy surcharge is $12 per night.

Linen Policy: Towels are exchanged daily. Linens are changed every 3 days.

Booking Policy for Rooms

Summer: April 16 - Dec 14

25% deposit or (1) night room rate (whichever is greater) is required to guarantee reservation. Balance payable upon arrival.

Cancellation policy:

A reservation cancelled within 24 hours of being made will be refunded 100%. If cancelled after 24 hours the following policy applies:

• Cancelled more than 24 hours prior to arrival - full refund less $50 cancel fee.
• Cancelled less than 24 hours prior to arrival - 1 night penalty
• No show - 100% loss of deposit.

All deposit money will be refunded if substitute rental and full rental proceeds are realized.

Winter: Dec 15 - April 15

25% deposit or (1) night room rate (whichever is greater) is required to guarantee reservation. Additional deposit money may be required for periods during peak travel times of Christmas, New Years and the month of February.

A reservation cancelled within 24 hours of being made will be refunded 100%. If cancelled after 24 hours the following policy applies:

• Cancelled more than 30 days prior to arrival - Full refund less $75
• Cancelled less than 30 days prior to arrival - 2 nights penalty
• No show - 100% loss of deposit.

All deposit money will be refunded if substitute rental and full rental proceeds are realized.

Villa pricing based on 1-8 person occupancy. Max occupancy is 10. Extra person charge is $40 per person per night.

3 night minimum stay in Summer   /   5 night minimum stay in Winter

1/3 deposit required to guarantee reservation.

• Cancelled within 7 days of paying deposit you will receive a full refund less $150 cancellation fee.
• Cancelled after 7 days - deposit is non-refundable.

A second 1/3 deposit may be required 30 days prior to arrival for peak travel dates in winter. Balance is due upon arrival.

All deposit money will be refunded if substitute rental and full rental proceeds are realized.
